Buying a property in Turkey is a lot easier than many other countries. Foreigners may purchase land and property in Turkey in their own names provided that properties are located in towns not in villages or rural and in military zones.

In order to acquire deeds of a property:

  1. An application has to be submitted to the local Land Registry Office
  2. The Land Registery office will ask Military Office if the property is in a Millitary Zone.
  3. The Land Registry Office will wait to receive the written confirmation from the Millitary Office, which states that
    "Property is not military zone" (normally takes 2 to 8 weeks)

After carrying out the necessary checks for the previously mentioned requirements, the tarnsfer of th title is done by the Land Registry Office.

In Turkey, it is legally compulsory for both sides (the seller and buyer) to be present at the entry into the property register.

Both purchaser and vendor liable for a 1,5 % property transfer tax, based on declared price of the property. There is also a municipal property tax, a at the rate of 0,1 % on the declared value of property annually. The newly built residental properties are exempt from the municipal property tax for the first five years.

All properties are subject to revaluatiın every year for tax purposes. On newly built properties, within 3 months of construction finishin, the buyer must complete an affidavit and submit to be municipality for these tax purposes. For your property purchased on the Bodrum Peninsula the title deeds known locally as ‘’ tapu’’ have to be entered in to log book at the Deeds office in Bodrum. Where the purchaser and the vendor have to be present to sign the documents. The person who has rominated by the buyer can act on the purchaser s  be half if required. A translator is required to be present at this time so that everytihng can be translated foreign buyer.

There is a fee for legal translation and rotary authentication.
